Our Design-Build Process

As the only remodeler in Central Iowa with an on-staff architect, Monarch’s design-build process stands apart from other remodeling contractors. By working with the team’s architect, our customers get creative solutions to their home’s problems. Our 3D software offers an effective visualization and communication tool.

  • While on site, our initial meeting is dedicated to finding out what your needs, taste and budget are. We introduce ourselves and explain the design-build process.

  • A design contract is entered into. We come up with design solutions that solve as many problems as we can identify. We give budget amounts to each part and we weigh which parts can be afforded. We also try to get a feel for what level of quality you want. Prioritizing the design solutions helps to give the project focus and direction.

  • Once a project scope and target budget are agreed upon, we make a digital 3D model of the design. From that model, we create the working drawings and perspective views that help everyone visualize what it is we plan to build. Even if you can't read plans, you can see a picture. This helps everyone know what to expect.

    We measure existing conditions, investigate structural issues and coordinate with mechanical and electrical subcontractors to tie down the design. During design development, a more accurate budget estimate is prepared, with input from our subcontractors for the project. Allowances are included in the budget estimate as a temporary substitute for the unknown pricing of items yet to be selected.

  • Next, we go shopping for appliances, finishes, and we help you coordinate it all. The price point of items to be selected, such as plumbing, cabinetry and lighting are easier to determine when we have a holistic budget estimate in hand.

    You have control over final pricing on these items as you make your selections.

  • Once the drawings have been completed, and everything's been picked, we gather all this information together along with bids from the subcontractors, and a final price proposal for the project is provided. Upon approval of the Proposal, a construction contract is signed and work begins!

  • Once the construction contract is signed, we begin work, carefully dismantling what needs to go, and adding new.

    Working with our own crew of master carpenters alongside our trusted and vetted subcontractors, we work diligently and deliberately to create a final product worthy of the time and money you invest.
